A property sitting vacant for months or years — through a foreclosure, an estate settlement, a long-term rental turnover — often develops mold nobody was there to catch early.

WQB Mold Removal's Waverly vacant-property service handles the specific situation of a home nobody's been monitoring — an estate, a foreclosure, a long-vacant rental.
Every Waverly project gets documented thoroughly enough to support whatever comes next — a sale, a settlement, or a renovation. We understand these situations often involve multiple stakeholders who each need their own copy of the findings.
Four reasons Waverly property owners trust us with this specific job.
Vacant Waverly properties often need a complete assessment before anyone knows the true scope, unlike a single-room complaint. This matters most when nobody's been monitoring conditions for months or years.
Full-face respirators and disposable suits are standard on every Waverly black mold job. Equipment never gets reused between properties.
We work directly with property managers, real estate agents, or estate attorneys handling a Waverly transaction. Timelines can often be adjusted around closing or listing deadlines.
This objectivity matters for Waverly, IL properties heading toward resale or new occupancy. Documentation supports whatever transaction comes next.
Every Waverly job gets scoped to the specific problem, not a generic checklist.
Before quoting anything, we survey the entire Waverly property since vacant homes often have problems in more than one area.
This protects the property's stakeholders from paying for stricter protocol than the situation requires.
Porous materials with active toxigenic growth get removed and disposed of per Waverly, IL regulations.
We'll identify and flag whatever specifically let this develop unchecked.
Every Waverly job includes documentation formatted for whoever needs to review it — buyer, lender, attorney, or insurer.
Guidance is based on data, not a visual check alone.
Since these situations often start with unknowns, every step gets documented and explained.
A quick call helps our Waverly dispatcher send the right equipment on the first visit. Texting a photo ahead of time can speed up prep.
Response time in Waverly is typically same-day, faster for active emergencies. You'll get a call or text when the crew is on the way.
We inspect, test where needed, and give you a flat-rate quote before any work begins. We'll explain the quote in plain language, not just hand you a number.
You get documentation proving the work was completed to standard. We'll walk the space with you before calling it finished.
We didn't write these — our Waverly clients did.
"Inherited my aunt's house after it sat empty for a year and found black mold in the basement — they handled the whole assessment and treatment before we listed it."|"Documentation was exactly what our estate attorney needed." — Heir, Gwendolyn S., Waverly
"As an investor, having a full property survey instead of just treating the obvious spot probably saved us from a bigger problem after closing."|"Fast turnaround so we could stay on our renovation timeline." — Investor, Roland M., Waverly
"Bank-owned property, full containment, done right the first time."|"Clearance report gave the new buyer real confidence in the disclosure." — Property Manager, Lucille A., Waverly
A vacant property deserves a full assessment, not just a spot treatment based on what's visible.
