Our Lilly, PA technicians start with a full-property survey rather than assuming a problem is contained to one area, since vacant homes often have more going on than a single visible spot.
This service exists for heirs, investors, and banks who need an accurate assessment before making a transaction decision. We understand these situations often involve multiple stakeholders who each need their own copy of the findings.
Four reasons Lilly property owners trust us with this specific job.
We walk the entire property systematically rather than assuming the problem is contained to one area. This matters most when nobody's been monitoring conditions for months or years.
Full-face respirators and disposable suits are standard on every Lilly black mold job. Equipment never gets reused between properties.
Documentation is formatted for whoever needs to review it — a bank, an heir, or a buyer. Timelines can often be adjusted around closing or listing deadlines.
This objectivity matters for Lilly, PA properties heading toward resale or new occupancy. Documentation supports whatever transaction comes next.
Every Lilly job gets scoped to the specific problem, not a generic checklist.
This assessment gives whoever's managing the property — heir, investor, bank — an accurate full picture.
Before committing to full biohazard protocol, we confirm species through sampling, since not all dark mold is actually toxigenic.
Porous materials with active toxigenic growth get removed and disposed of per Lilly, PA regulations.
We'll identify and flag whatever specifically let this develop unchecked.
Every Lilly job includes documentation formatted for whoever needs to review it — buyer, lender, attorney, or insurer.
A third-party lab confirms the property is genuinely safe before it changes hands or gets reoccupied.
Since these situations often start with unknowns, every step gets documented and explained.
A quick call helps our Lilly dispatcher send the right equipment on the first visit. Texting a photo ahead of time can speed up prep.
Our nearest available crew heads straight to your Lilly address with the gear this job actually needs. We arrive in marked vehicles with everything needed to start the assessment right away.
You'll know the full scope and price before we touch anything in your Lilly property. Nothing gets added later that wasn't discussed and approved upfront.
The job isn't done until it passes our own check, backed by a written guarantee. Any follow-up questions get answered on the spot, not routed to voicemail.
