WQB Mold Removal's Westmont service exists for the specific moment when a home inspection flags crawl space mold right before closing.
Whether you negotiate repair credits or handle it after move-in, we'll give you documentation that supports either path. We've worked with enough Westmont, IL closings to know how tight these windows usually are.
Four reasons Westmont property owners trust us with this specific job.
Rush assessment and treatment can often fit inside a standard inspection contingency window. Flag your closing date when you call.
We can provide documentation your Westmont, IL agent can use directly in the transaction. This paperwork also works for your own post-closing records.
We're equipped for whatever foundation type your new home turns out to have. No job gets turned away for tight clearance.
We treat the ground moisture and drainage issue alongside the visible mold, not instead of it. This is what prevents the same finding on a future inspection.
Every Westmont job gets scoped to the specific problem, not a generic checklist.
A fast, thorough assessment gives you real numbers to negotiate repair credits with a Westmont seller before closing.
This single step often addresses the root cause an inspection report identified.
We'll flag any grading or drainage concern the original inspection may have also noted.
Floor joists and subfloor material get checked for both mold and any underlying wood deterioration an inspector flagged.
We can coordinate timing with a follow-up inspection if your Westmont transaction requires proof of remediation.
For buyers who'd rather schedule after closing, we can set up humidity monitoring to track the space going forward.
We keep this fast because closing dates don't wait.
A quick call helps our Westmont dispatcher send the right equipment on the first visit. We'll give you a realistic arrival window rather than a vague estimate.
Response time in Westmont is typically same-day, faster for active emergencies. We arrive in marked vehicles with everything needed to start the assessment right away.
We inspect, test where needed, and give you a flat-rate quote before any work begins. We'll explain the quote in plain language, not just hand you a number.
The job isn't done until it passes our own check, backed by a written guarantee. We'll walk the space with you before calling it finished.
